Under certain circumstances, DSG also offers clients “at risk” development services. Through appropriately structured transactions, DSG deploys capital from its own sources and develops a real estate asset for a third-party owner, usually a REIT, real estate fund or public company. DSG agrees to deliver at a specific price and at a specific time. Third-party owners benefit from such arrangements because they avoid development or construction risk and avoid the potential drag on earnings posed by on-going construction.
